  • Multi‑floor pantry stocking

What we deliver

All water is bottled by TriBeCa Beverage Company in Clifton, NJ.

Spring water

The default choice and our highest volume product. Multi‑filtered natural spring water in 5‑gallon and 3‑gallon bottles. Clean, neutral taste that suits most offices.

Alkaline water

Higher pH water for offices whose staff specifically ask for it. Same bottle sizes and same delivery schedule — you can mix alkaline and spring on one order.

Distilled water

For labs, autoclaves, humidifiers, espresso machines, and steam equipment that shouldn’t see mineral content. Common in our medical and dental accounts.

Glass bottles

5‑gallon and 3‑gallon glass jugs for offices avoiding plastic. Heavier to handle, so we usually pair them with a bottom‑load cooler.

Case & single-serve

Poland Spring 16.9oz 40‑packs for events and all‑hands, plus Saratoga and Mountain Valley 12‑packs for conference rooms and client meetings.

Private label

Your logo on the bottle. Popular with hospitality, real estate, and client‑facing offices. Minimums apply — ask us for artwork specs.

Sizing your standing order

Most offices guess high on their first order and low on their second. The figure we plan around is 2–3 gallons per person per month — roughly one 5‑gallon bottle per employee every eight weeks.

That baseline moves. Offices with a gym or showers run higher. So do offices where people fill personal bottles to take home, and any office in July and August. Hybrid schedules cut it — a 60‑person company with three days in‑office consumes closer to what a 40‑person company would.

We set an opening quantity from your headcount, then review after the second delivery and adjust the standing order to what you actually used. You are never charged for water you didn’t take.

  • No per‑bottle minimum once you’re on a route
  • Add or drop bottles on any single delivery
  • Seasonal step‑up for summer, automatic if you want it
  • Pause the account during an office move

Getting past your building

The part other water companies underestimate.

A Manhattan commercial building is not a place you can simply walk a hand truck into. Before our first delivery we handle three things, and we handle them without you having to chase us:

  • Certificate of insurance. Issued by our carrier naming the building owner and managing agent as additional insured, matching the limits in your building handbook. Renewed automatically before expiry.
  • Freight elevator and dock scheduling. We take your building’s freight hours and blackout windows and build the route around them, not the other way around.
  • Vendor registration and security. Our drivers carry photo ID and register with your security desk or building app in advance where required.
  • Certificates of analysis. Water quality documentation available on request — routinely needed by medical, dental, lab, and food‑service tenants.
Moving offices or opening a new floor? Give us the new address and managing agent as early as you can. COI turnaround is usually one business day, but some managing agents take a week to approve a new vendor. Starting that in parallel with your move means water is running on day one.

Billing built for a finance team

Consolidated invoicing

One monthly invoice covering every floor and every location, with PO numbers and cost‑center references if your AP system needs them.

Net terms

Net 30 available on approved credit. ACH, check, or card — whatever fits your process.

No lock-in

Month‑to‑month. No multi‑year agreement, no auto‑renewing term, no early termination penalty.

Office delivery questions

How quickly can you start?
Once you approve the quote, the limiting factor is your building’s COI approval, not us. Where a certificate is already on file or the building is quick to approve, we can usually make a first delivery within two to three business days. Buildings with a slow managing agent can take a week or two — we’ll tell you honestly where yours is likely to land.
Do you stock multiple floors or just the loading dock?
We stock where the water lives. If you have pantries on four floors, the driver takes the bottles to all four, loads the coolers, and collects the empties from each. There is no extra charge for multiple pantries in the same tenancy.
What happens if we run out between deliveries?
Let us know and we’ll sort it. If it’s a route day nearby we’ll add bottles to that stop; otherwise we can usually get an off‑schedule drop within a day or two. If it happens twice, that’s a sign the standing order is set too low and we’ll increase it.
Do you take the empty bottles?
Every delivery. The bottles are returnable and get sanitized and refilled at the Clifton facility — that’s the whole model. Please leave them near the cooler or wherever your driver normally collects.
Can we get both bottled delivery and a bottleless system?
Often the right answer for larger offices — a bottleless unit on the main pantry for everyday volume, plus bottled delivery for conference rooms, the executive floor, or as backup during a building water shutdown. We’ll quote the combination.
